This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Built in 1411, medieval times, St Benet’s Abbey Historic House is a unique building standing right at the heart of Cornwall.
St. Benet’s Abbey Historic House – Bed & Breakfast near Bodmin in Cornwall is a family run business. Although offering all modern comforts, the building retains the charm and character of its historical past. The six bedrooms are well furnished in an individual style, with en suites, colour TVs, central heating, hair dryers and tea/coffee making facilities. The abbey has ample off-road parking.
The location of St Benet’s Abbey Bed and Breakfast makes it an ideal base for the tourist, being 1⁄2 a mile from the A30, just outside Bodmin and easy to find. In the village you will find a pretty pub, a Norman church, post office and village shop. Padstow, Tintagel (the legendary birthplace of King Arthur) Port Isaac and Boscastle on the north coast and Fowey, St Austell (with the port of Charlestown), Looe, Polperro and Mevagissey to the south are excellent days out.

The nearest bus stop is Lanivet Village approx 1⁄2 mile
The nearest railway station is Bodmin Parkway approx 8 mile drive.
There are several local taxi companies.

Car Parking and Arrival
Please advise us of your anticipated time of arrival, if you arrive after 8pm there will be a surcharge of £25.00. We have free on-site gravelled parking area available.
Welcome Area
Gravel path leading to front entrance.
The entrance is the large white front door of St Benet’s Abbey.
There is a door knocker located on the front door.
If you get no answer please ring 07880 523124 as we may be elsewhere on site.
Entrance hall has Parkay flooring leading to the dining room, lounge area and stairs.
We have free Wi-Fi throughout the property – Abbey Wi-Fi code cornwall.
Bedrooms
We have six bedrooms, one which is located on the ground floor and five located on the first floor which is accessible by a staircase of 16 stairs.
All bedrooms have en-suite facilities.
Ground floor bedroom (Fowey) – Twin Beds, carpeted floors, vinyl flooring in en-suite. Shower only.
First floor bedrooms
- Saint John – Four poster king bed, carpeted floor, vinyl flooring in en-suite. Bath with overhead shower.
- Saint Benet – King bed, carpeted floor, vinyl flooring in en-suite. Bath with overhead shower.
- Saint Way – King bed, carpeted floor, vinyl flooring in en-suite. Bath with overhead shower.
- Padstow – Double bed, carpeted floor, vinyl flooring in en-suite. Bath with overhead shower.
- Lanivet – Family Room, Double bed, also one or two single beds can be made up in the adjacent room, carpeted floor, vinyl in en-suite. Shower only.
Stairs are fully carpeted.
All rooms are equipped with tea/coffee making facilities, Flat Screen TV’s with Free-view, Free Wi-Fi, complimentary toiletries, hairdryer, radio alarm & hospitality tray and white fluffy towels.
Garden
We have a pretty garden, which guests have access to.
There is seating available in the garden for guests to use.
We have a potting shed area for any guests that smoke, ashtrays are provided on the tables.
Smoking is NOT permitted inside the building.
Public Toilets
We have additional public accessible toilets available for guests. These can be reach from the reception area. Please note the mens toilet has two steps down, and the ladies has two steps up for access.
Public Areas
The dining room is located just off the entrance to the right of reception.
The flooring is Parkay wood.
There is a log fire in the dining room.
There is a quiet lounge area located to the left of reception just as you come in the front entrance. Lounge area is carpeted throughout and has one step to access it.
From reception you have a hallway leading to the stairs to access the first floor rooms. There are 2 flights of stairs, first flight is 9 steps and 2nd flight is 7 steps 16 in total.
The stairs are fully carpeted with a handrail on one side.
Additional Information
Fire emergency panic alarms are located on the first floor landing and hallway, ground floor hallway, dining room and reception.
There is a fire exit located on the first floor.
St Benet’s Abbey is protected by a fire alarm system, with smoke alarms in every room. Please make us aware of any hearing impairments.
There are co2 and water fire extinguishers located on the first floor hallway, top of stairs and in reception.
St Benet’s Abbey is a non smoking property, however we do have a designated smoking point, which is outside to the right of the car park.
In the event of the fire alarm sounding please make your way to the car park.
